Original staircases in 1920s to 1940s Kingsway homes
What you notice: The front-hall stair creaks on every step, the oak nosings are worn pale, and a few balusters turn in their sockets when you grab the rail.
Why it happens here: Kingsway Park homes went up between the 1920s and 1940s, and many still carry the architect-drawn staircase they were built with. After 80 to 100 years, glue blocks dry out and the joints that hold treads and balusters loosen.
How we fix it: We keep what is sound and rebuild the rest. Flared and curved sections go to our curved staircase renovation crew, and straight flights get new treads cut in our shop.

The Stairs We Open Up in Post-War Bungalows and Kingsway Homes
Most stairs we work on in this part of the city fall into three groups.
Post-war bungalows in Alderwood, Long Branch, Islington and much of the central district have a single straight flight of 12 to 13 steps to the basement, sometimes with a side door and a small landing near the top. The stringers are often original, and the bottom of the basement stair tends to be softer where it sits on concrete. Basement staircase renovation and straight staircase renovation are the usual jobs here.
Storey-and-a-half homes from the 1940s and 1950s in Sunnylea and the streets around Bloor West Village have steep, narrow main stairs to a converted upper floor. These are often carpeted or painted, and many are good candidates for stair recapping as long as the rise stays even.
Kingsway Tudor-style houses are larger and older, and some have curved or flared staircases in the front hall with oak rails and original balusters. That's specialty work. Andriy supervises every curved staircase renovation personally, and the Kingsway curved oak staircase with iron balusters we completed took six weeks at $28,000.

Recap, rebuild or railing? What usually makes sense
Etobicoke housing is older than most of the GTA, so the structure matters more here. When we pull carpet on a 1950s Sunnylea stair, the treads are often solid enough to recap. When we open a bungalow basement stair near Etobicoke Creek, the stringer bottoms are sometimes soft from decades of contact with damp concrete.
As a rule of thumb, if the main stair feels solid and the rise is even, recapping at $2,800 to $6,500 is usually the better value. If treads bounce, the rise changes from step to step, or a stringer has pulled away from the wall, a straight renovation at $6,500 to $14,000 is the honest answer. Many clients here also swap painted spindles for iron balusters while we're there, which costs less in the same visit than booking it separately.

When to book around the shop schedule
Interior stair work happens all year. Spring and early fall are the busiest months, when people finish basements or get houses ready to sell, so booking the estimate a few weeks ahead helps. Winter is a good time for recapping and railing work because it's quieter. Exterior steps and side-door stairs are best planned between April and November, when we can check footings properly.

Estimates and installs from our shop down the road
Our shop is in the Bloor West Village area, so this is the easiest part of the GTA for us to reach. Estimates on The Kingsway, Royal York Road or Prince Edward Drive are often booked within a few days of your call, and on install days the crew is usually on site early because the drive is short.
That short drive matters more than it sounds. Straight treads and risers are cut in the shop to your measurements, and if a tread needs a small adjustment once it's dry-fitted, we can recut it and be back the same morning. On jobs further out, that same fix might cost a day.
For south Etobicoke, from Mimico and New Toronto through Long Branch and Alderwood, we come down Royal York Road or Islington Avenue to Lake Shore Boulevard West. North of the Humber, around Islington Village and Islington City Centre, we use Dundas Street West and Bloor. Street parking for the truck is the main thing we ask about for older streets near Old Mill and the Humber River, where driveways are narrow.

Can you rebuild the basement stairs in my post-war bungalow?
Yes. Bungalow basement stairs are one of our most common jobs here. We set treated stringers where the stair meets concrete, add a proper handrail and plan headroom and rise to code.
My storey-and-a-half has steep stairs. Can they be recapped?
Often, yes. Caps add a little height to each tread, so we plan the top and bottom rise carefully at the estimate. If the stair is too steep to meet code, we'll talk through a rebuild instead.
Do you install glass railings in Humber Bay condos and townhomes?
Yes. We install frameless and semi-frameless glass railings around Humber Bay and Islington City Centre and send the Certificate of Insurance to your property manager the same day.
Are your stairs cut locally?
Yes. Straight treads and risers are cut in our own shop to your measurements. Curved work is templated and fitted on site.
Can I add stairs for a basement unit in my bungalow?
Yes. Since May 2023 Toronto zoning allows up to four units on a residential lot as-of-right, so a basement unit in a bungalow goes straight to a building permit. We build the stair to the permit drawings with a code handrail and the headroom the inspector checks.
Can you swap wood spindles for iron balusters at the same time as recapping?
Yes, and it's a common combination in Sunnylea and Alderwood. Iron baluster replacement runs $1,500 to $3,800 and costs less when done during the same visit as recapping.
