Soft Steps or Rotting Stairs in Scarborough?

Side-door steps rotting on 1950s east-end bungalows
What you notice: The wood steps at the side door are soft at the bottom, the landing has no proper guard, and the basement stair behind the door feels spongy too.
Why it happens here: Scarborough nearly quadrupled in size between 1951 and 1961, and many bungalows from that boom have a side-door landing sitting well above grade. Once that drop is over 600 mm, the code needs a guard, and most old steps never had one.

Scarborough Bungalows, Side-Splits and Their Stairs
Post-war bungalows near the Bluffs, in Cliffside and around Birch Cliff usually have a straight 12 to 13 step basement stair and a side door that opens onto a small landing partway down. That side door means there are often two stairs to think about: the interior basement stair and the exterior steps outside the side door. Both take a beating. The basement stair sits on concrete and softens at the bottom, and the exterior steps deal with Lake Ontario weather and freeze-thaw.
1950s and 1960s side-splits in Cliffcrest and Guildwood have short half flights between levels, similar to North York split-levels, often with original wrought iron railings that don't meet today's spacing rules.

What these stairs usually need
For basement stairs, the question is usually whether the stringers are sound where they meet the concrete. If they are, vinyl stair capping is a fast, moisture-resistant update for a finished basement. If they're soft, we rebuild on treated stringers with a proper handrail.
For the main stair in a bungalow or side-split, a straight staircase renovation is common when the treads have worn through decades of paint. Side-split half flights are usually recapped and re-railed.
Outside, side-door and back steps near the Lake Ontario shoreline tend to rot at the base and shift with frost. We check footings before we quote them.

Weather and timing in the east end
Exterior steps near the Bluffs and the lake see more wind-driven rain and freeze-thaw than inland streets. We plan exterior rebuilds between spring and late fall, when footings can be checked and concrete can cure. Basement and interior stairs can be done any time of year, and winter is often the easiest time to get on our schedule.
